In the Houston metro there is “absolutely” a correlation between school districts and home prices.

“People flock to the better neighborhoods because of schools,” said Danny Frank of Keller Williams, adding sellers can demand a 10 percent or 15 percent higher sales price if their home is located in one of the metro’s top school districts.

According to Niche.com, the Katy, Friendswood and Pearland Independent schools districts are tops.

Recent findings from the Texas Education Agency (TEA) also suggest this, as no schools within these districts made the agency’s Public Education Grant list, which is comprised of schools that have either received an “improvement required” rating during the past three years or have a 50 percent or lower passing rate for recent standardized testing.

The fourth best school district in the metro, according to Niche.com, is located in the same region as Pearland and Friendswood, the Clearlake Creek Independent school district.

On the flipside, the worst performing district in the metro, the Houston Independent District, has a median home price of $142,000. Nearly 110 schools within the district made TEA’s recent grant list. The district is the seventh largest in the nation and comprises a significant portion of the city of Houston.

The Aldine Independent district ranked as the second worst in Houston, with 26 schools making the TEA list. An unincorporated area of Harris County, Aldine has a median sales price of $107,000, according to Redfin.
