Founded in 2004, Smart Property Systems has been serving property managers with management software. The cloud application software company released its new platform Aug. 18 with a mobile-friendly design using Ruby on Rails and HTML5 technology.

The software won the Webby award for innovative design in the past but had since received a lot of complaints about the product being buggy and out of date. In 2013, the company decided to invest heavily in creating a more user-friendly experience to support multiple facets of the property management industry, including REO/asset management, student housing and home flippers.

Its end-to-end functionality is intended to help build and support property management companies of all sizes, with packages ranging from one unit to more than 1,000 units.

Anyone in the rental process can access the portals, including landlords, property managers, tenants, owners and any other employees.

The system allows property management companies to list and advertise their units, manage and automate rent collection, screen tenants and more, but it all comes at a cost. Each package is available for a monthly cost ranging from $21.95 to $1,150. All services are add-ons.

Rent processing, e-signatures, vendor payment costs, tenant screening, snail mail and more can all be added to the packages and are billed to users as pay-per-use services. The accounting services are intended to eliminate the need for accounting software or additional spreadsheet keeping for most users.

Smart Property Systems also acts as a file saving and managing platform. All tenant documents are kept in the same place so that individuals on either end of the relationship can see lease data, any running balances, account information and more.

One of the biggest tenant and landlord time sucks is maintenance issues, which Smart Property Systems aims to eliminate. Employees of the property management company can task out duties to vendors, who can bid on tasks and communicate directly within the portal.

Any repetitive task can be automated, from reminding tenants about late rent payments to sending statements. Anyone subscribed to the platform can receive push notifications.

The company plans to continually add new functionality and features to its platform, but hasn’t revealed details as to what is on the horizon.
