Look at professional athletes — they train and practice far more than they play their game. I like Brian Buffini and Craig Proctor. You can take their training online or sign up for their classes when they’re near your town.

Social media and eblasts. Make sure all of your clients follow you on Instagram, and post photos of real estate constantly. As your clients are scrolling through photos of dogs and bikini models, they will keep passing your real estate posts.
Then, they can tag a friend on one of your posts, which takes far less time to make the referral than the standard phone call.
