Known from 2000 to 2010 as the fastest growing city in the Houston metro area, Pearland is a highly livable commuter suburb with phenomenal schools and access to all the amenities.

Currently the third largest city in the MSA, with an estimated population of roughly 90,000 to nearly 109,000, Pearland also boasts a low unemployment rate of 3.5 percent and a housing market that has recently seen values on the rise.

Pearland residents have a high quality of life

According to Areavibes, Pearland has a livability score of 85, which equates to a city that is “exceptionally livable.” This classification is based on the grading of the city’s amenities, cost of living, crime, education, employment, housing and weather. In all these categories the city received an A or B+ with the exception of housing, which was given a B.

WalkScore dubs Pearland as a car-dependent city where almost all errands require a car. A sizable portion of the city’s labor force commutes into the Houston Medical Center.

The average commute time for residents of the city is 30 minutes. Downtown Houston is a little over a 20-mile drive, while William Hobby Airport is roughly 17 miles away.

According to Niche.com the Pearland Independent School District is one of the top three districts in Houston.

Recent findings from the Texas Education Agency suggest this, as no schools within the district made the agency’s Public Education Grant list. The list is comprised of schools that have either received an “improvement required” rating during the past three years or have a 50 percent or lower passing rate for recent standardized testing.

Is the Houston real estate market rolling over into Pearland?

The city’s existing single-family housing market has seen values bump by 8.5 percent year-over-year, according to Zillow.

Of the homes currently on the market, the average list price is between $305,000 to $308,000 when eyeing data from Trulia and Movoto.

Being the Houston MSA’s third largest city, Pearland contributes a noticeable amount of existing single-family transactions. During a recent 12-month span 2,360 home sales closed.

The city is home to a number of master-planned communities including Sunrise Lakes, Southern Trails, Southdown, Lakes of Highland Glen and Shadow Creek Ranch.

The community has seen the recent delivery of several sizable multifamily developments including projects built by Davis Development and Alliance Residential. Another developer, American Modern Green is currently proposed a 400-unit project within the city.
