For potential homebuyers who want a little history in the market, some websites are a little bit limiting.
Buyer’s Edge, a D.C.-area brokerage company that exclusively serves buyers, recently added a sold real estate listing feature to its website just to address that issue.
The company says this makes it the first real estate company in the Washington, D.C., metro area to provide searchable, accurate, pertinent and timely sold listing data from the Metropolitan Regional Information Systems (MRIS).
“One of the reasons we invested in this technology,” said Stephen Carpenter-Israel, President of Buyer’s Edge, in a statement, “is that we believe it is important for consumers to have accurate sold real estate listing data at their fingertips when buying a home. By providing data that is a year old or less, consumers have access to relevant and comparable information when evaluating properties that are for sale, or preparing to make an offer.”
A search using the sold button on the website will turn up thousands of sold listings, which provides a great deal of insight for those who are examining the local market as a whole, over time.

The company says that it believes that this tool will be another in their arsenal that helps clients evaluate properties correctly. They said that part of the responsibility of being a buyer’s agent is to research the strengths and weaknesses of each property in which a client is interested, and to provide insightful advice.
It’s important to learn how close a property is to a Metro stop, or how close it is to school, but now buyers can uncover another layer of information about the value of a neighborhood.
“With this new website feature, consumers can analyze ‘sold’ listings on their own,” said Carpenter-Israel. “It’s an opportunity to confirm all that their Realtor is sharing with them.” Also, he added, the tool helps those who might wonder if the time is right to put their home on the market.
