Those looking to rent single-family homes within Los Angeles County have limited options if they’re looking to spend less than $2,000 a month.

According to recent data from HomeUnion, in only 58 of Los Angeles County’s 277 zip codes was the average monthly rent for a single-family home below $2,000 during the first quarter.

  • In 15 Los Angeles County zip codes the average monthly rent for a single-family home stood at $5,000 or more last quarter.

  • The cheapest zip codes in the county for single-family rentals are Palmdale and Lancaster.

  • Nine of the 11 cheapest zip codes for single-family rentals are in the Antelope Valley.

Those looking to rent single-family homes in Los Angeles have limited options if they’re looking to spend less than $2,000 a month.

According to recent data from HomeUnion, in only 58 of Los Angeles County’s 277 ZIP codes was the average monthly rent for a single-family home below $2,000.

If you’re looking to spend between $2,000 and $3,000 your choices expend noticeably, as this range of average rent for single-family homes is obtainable in roughly half, 136, of the county’s ZIPs.

What’s more daunting, 83 ZIP codes within the county boasted an average monthly rent higher than $3,000 during the first quarter.

Most affordable locales in the Los Angeles area

The cheapest zip codes in the county for single-family rentals are primarily located on the northern side of the San Gabriel Mountains in the cities of Palmdale and Lancaster, along with their smaller incorporated neighbors.

Three Palmdale zip codes represent the three most affordable markets for single-family rentals, with average rents at $1,122, $1,332 and $1,428, respectively. Two Lancaster zip codes follow with average first quarter rents of $1,476 and $1,491.

The rural desert communities of Valyermo, Littlerock, Pearblossom and Llano also offer some of the cheapest single-family rents in the county, ranging from $1,504 to $1,619.

Looking for a rental home closer in to the city, it appears Bell Gardens, Hawaiian Gardens, and three Compton zip codes offer the lowest rents.

In these five zips average rents range from $1576 (Bell Gardens) to $1698 (Compton).

Coastal communities, north Los Angeles

In 15 county zips the average monthly rent stood at $5,000 or more last quarter. In a number of these well-known luxury zip codes the available supply of single-family rentals is minimal.

Within eight of these 15 expensive zip codes, the average rent for a home is between $6,300 and $8,500.

These zips include:

  • 90402 Northern Santa Monica – $8,500
  • 90077 Bel Air/Beverly Glen – $8,200
  • 90272 Pacific Palisades – $7,700
  • 90263 Malibu/Malibu Bluffs – $7,100
  • 90266 Manhattan Beach – $7,000
  • 90210 Beverly Hills – $6,660
  • 90265 Malibu – $6,300
  • 90049 Brentwood – $6,300

According to RealtyTrac, 90402 Santa Monica and 90210 Beverly Hills will produce some of the lowest potential returns for single-family rentals nationally this year at 1.1 percent an 0.9 percent, respectively.
