Brokerages offering tech platforms to other industry players is becoming all too common these days. In keeping with the innovative times, one of New York City’s most established real estate development firms released a cloud-based building operations platform.

Brokerages offering tech platforms to other industry players is becoming all too common these days.

In keeping with the innovative times, one of New York City’s most established real estate development firms released a cloud-based building operations platform.

Nantum by Prescriptive Data LLC — a subsidiary of Rudin Management Co. — can eliminate excess costs and increase sustainability by providing landlords real-time options to minimize energy use and costs, the company says, saving approximately 50 cents per square foot.

The system uses withstanding sensor data to provide a full scope of building operations, including elevator use, occupancy, temperature and electric demand. Nantum allows Class A commercial properties to operate in a more efficient and cost-effective manner.

With an automated “learning engine,” which manages operations to automatically adjust indoor temperatures, Nantum analyzes past and predicts future energy usage for recommended optimization.

Nantum’s powerhouse

Prior to Nantum’s release, a previous version conceived by 55 developers for over 18 months used Oracle database and Microsoft SQL Server. But the 15-minute processing time also required onsite servers, so the company pivoted its database.

A team of 16 developers rethought the platform, and it soft-launched in less than four months. The current version of Nantum uses MongoDB 3.2 Enterprise Advanced (database) and Amazon Web Services.

“We chose MongoDB for its ability to easily integrate data coming from various hardware in different formats in real time, its ability to scale almost infinitely and for its ease of development,” John Gilbert, executive vice president and COO of Rudin Management, said in a statement.

Building operations and management

Currently, Nantum provides energy savings of between 10 and 13 percent for Rudin Management’s properties, equaling 40 to 50 cents per square foot depending on tenancy. Nantum claims that its listening, learning and advising tech also  has the ability to increase tenant comfort and retention.

Seventeen of Rudin Management’s New York City buildings — including two residential towers — are streamlining operations with Nantum already.
