In their regular “Real Estate Matters” column, Ilyce R. Glink and and Samuel J. Tamkin say they haven’t recommended that sellers go the for-sale-by-owner (FSBO) route “in a while, but the market is so hot in so many places, that if you feel inclined to take on the entire job of being seller and agent, the rewards might be worth it.”
Glink and Tamkin are less enthusiastic about discount brokerages, saying that the savings on commissions can be surprisingly modest.
Flat-fee, MLS-only brokers who will put a listing in a multiple listing service for a few hundred dollars can be an option for FSBO sellers, but they warn that sellers “might not see much action coming from other brokers” if they don’t offer a commission to the buyer’s broker.
