April 7, the day that Zillow Group is slated to lose its feed from listing syndication platform ListHub, is fast approaching, and Zillow is rapidly filling in the potential holes with direct feed agreements with large MLSs.

Earlier this month, the firm, which is building a single listing database that will power both Zillow and Trulia and the other brands and sites Zillow Group owns and provides listings to, signed the nation’s largest MLS, California Regional MLS.

“When brokers choose to syndicate, Arizona Regional MLS wants to provide the options to facilitate that decision,” said Matthew Consalvo, CEO of Arizona Regional MLS, in a statement.

On Friday, Zillow Group claimed that Zillow and Trulia, taken together, will have a higher percentage of active listings when the ListHub feed gets cut off than at any time in their history.

Zillow closed its acquisition of Trulia on Feb. 17, and the two will eventually share one listing database under Zillow Group, but the two sites still have distinct listings, so their coverage, individually, might be worse without ListHub than with it.

Many of the 80 MLS agreements that Zillow Group has signed in the last two months don’t come with blanket coverage of the MLSs’ markets by default. Brokers in many of those MLS markets — including Arizona Regional MLS — must specifically opt in to send their listings to the firm.

As with all of the agreements Zillow Group has been signing with MLSs, Arizona Regional MLS members don’t have the option to send their listings to Zillow or Trulia. If they decide to opt in to feed their listings to the portals’ umbrella firm, their listings go to both portals, Zillow Group spokeswoman Amanda Woolley told Inman.

The story has also been updated to clarify that under the agreements Zillow Group is signing with MLSs, member brokers who decide to send their listings to the firm can’t choose to send them to just Zillow or Trulia.
