The owners of a sizable, multi-million dollar manor in the Woodlands are turning to an auction firm for help. The firm, Miami-based Platinum Luxury Auctions, will begin taking onsite offers for the 30,000-square-foot, Carlton Woods-located home on February 20th at 6 p.m. CST. The reserve price for the manor has been set at $6 million.

The owners of a sizable, multi-million dollar manor in the Woodlands are turning to an auction firm for help.

The firm, Miami-based Platinum Luxury Auctions, will begin taking onsite offers for the 30,000-square-foot, Carlton Woods home on February 20th at 6 p.m. CST. The reserve price for the manor has been set at $6 million.

According to David Ashcroft, Platinum’s project manager for the sale, the manor is priced at a significant discount, as it’s estimated to have cost $20 million to construct and furnish. One reason for the discount, the manor has been on the market for four years.

“They really weren’t that motivated when they (initially) listed it. Now they’re just ready to move it,” said Deborah Coleman Ratcliff of Coleman Realty Services, the manor’s listing agent.

For Coleman Ratcliff, this is the first time she’s sold a home in cooperation with an auction firm. She says the owners where motivated to go the auction route after another home in the Carlton Woods subdivision sold at auction for its MLS listing price.

Luxury auction attracts more eyes to manor

“It (an auction) brings a lot of attention internationally and gets more buyers involved,” she said. “They (the owners) know for sure it will sell.”

The 2006-built manor sits on a 4.2-acre parcel. Comprising the 30,000-square-feet of interior space are 10 bedrooms, 13 full bathrooms, five half bathrooms, five full kitchens, four kitchenettes, a wine room and large executive office wing.

The manor also boasts 7,000 square feet of terraces and balconies, along with two, one-bedroom guest apartments and a large pool house.

“It’s the largest house out there (in Carlton Woods), she added.

Offering up a Texas luxury home appears to be a rarity for Platinum Luxury Auctions, as the majority of the firm’s upcoming or previous auctions feature properties located in Florida or tropical countries outside the U.S.
