• Surge Homes is opening another mid-rise, space-efficient condo development – this time within Houston's bustling Museum District.
  • Buyers can pay $1,900 to secure a premier layout, which is later applied to the purchase price or fully refunded.
  • Completion is expected in 2018.

Following Surge Homes’ recent launch of Parc at Midtown, the Houston builder announced a new, space-efficient development in Houston’s Museum District neighborhood. The under-construction, mid-rise condo property offers units between $140,000 to $340,000 in an upscale locale within close access to nearby parks and commuter stations.

Museum BLVD is an $11 million residential project located at 4819 Caroline St. featuring 50 separate condos. Units are available as lofts, one- to two-bedroom layouts and penthouses that include terraces and impressive city views.

Buyers have the option of purchasing certificates to ensure priority when the sales launch officially commences. For $1,900, buyers are entered into the VIP Reservation Program, which allows floor plan pre-selection and special pricing.

“Houston’s Inner Loop real estate market is clearly moving more and more towards affordable, worry-free new condos in sought-after areas offering walkability. It is the hottest residential product in the city right now,” Ben Lemieux, co-owner of Surge Homes, said in a statement.

Once the unit is officially under contract, the VIP Reservation Program fee is put into escrow to go toward the purchase price of the home. However, if no condo purchase is made, the certificate fee is fully refunded.

According to data from the Houston Association of Realtors featured on Surge Homes’ website, the median home value for the Rice/Museum District hovers around $745,000. At the high end of Museum BLVD’s price point, still under $350,000, penthouses offer between 420 and 1,099 square feet of living space. Terraces and private, gated parkings are just a few additional perks of buying on an upper floor.

Although compact, units offer high-end finishes across 70 distinct interior design packages. Contemporary cabinetry and appliances are included, along with washer and dryer hook-ups. The completion and move-in for Museum BLVD is slated for 2018.

The development’s location scores an 81 out of 100 by WalkScore standards. Future residents are less than 10 minutes walking distance from Hermann Park, a public green space spanning 445 acres that features paddle boats, a golf course, gardens, dining and the Houston Zoo. Keeping with the convenience of the Museum District locale, the METRORail Wheeler Station is a quick 11-minute walk from the property.
