In the listing photos, you can see the beloved Dr. Seuss creature creeping in the kitchen, hanging ornaments on the Christmas tree, perusing a walk-in closet with a stylish, red tote bag (hopefully there aren’t any “missing” gifts inside), doing diabolical planning in the home office, and taking a rest in the master bedroom.
The Baltimore-based Christina Dudley and the Dudley Frank Team is responsible for bringing the infamous Dr. Seuss character out of his cave and convincing him to bring a little holiday cheer to a 98-year-old, three-bedroom, two-bathroom rowhouse in the city’s historical and artistic Hampden neighborhood.
“We decided on The Grinch because it’s the holidays and it’s festive,” Dudley told Inman. “The Grinch is an icon.”
Dudley’s team is known for their creative listing photos, which have included appearances from unicorns and your neighborhood’s friendly superhero, Spiderman. Dudley says her team doesn’t do these kinds of photos all the time since it’s not necessarily appropriate for every listing.
“Obviously, the seller has to be on board, and it depends on the house and neighborhood,” she explained. “The unicorn and Spiderman listings were in neighborhoods that were quite quirky and were known for their quirkiness, so it just worked.”
Dudley says the appearance from the Grinch has paid off — the rowhouse has been her team’s best performing listing this month in terms of online traffic, open house attendance, and requests for one-on-one showings.
The listing has even garnered plenty of media attention from publications such as the National Association of Realtors’ Realtor Magazine and The Baltimore Sun.
“The key is thinking outside of the box,” she said as a piece of advice to other agents. “Some people think we’re funny, some people think we’re crazy, but it’s all about getting exposure for your listing.”
