Property search and marketing site Trulia has launched a mobile lead notification system powered by cloud communications company Twilio, the site announced today.

Available to subscribers of Trulia Pro, the site’s advertising platform, Trulia Instant Leads connects real estate professionals to homebuyers and sellers who supply the site with their contact information. When a consumer leaves a phone number, the system immediately calls an agent to connect the two in a live phone call.

If the agent does not pick up the phone or a consumer does not leave a phone number, the agent gets a text message with the consumer’s information.

Quick responses to inquiries make leads more likely to turn into clients, Trulia said.

"Using Instant Leads and responding to online leads immediately can allow agents to catch the consumer … while they’re still searching online and near a phone," the company said.

"Consumers often inquire about multiple properties, making a quick response time the single most important opportunity for agents to earn the consumer’s trust and business."

Users get a personal Trulia phone number that forwards calls to the user’s cell phone number. All phone leads and conversations are stored in a user’s Trulia My Leads inbox for later reference.
